What is the smallest and largest office size available?

Our offices on Levels 3, 4, and 5 are divided into two units each, ranging from approximately 389 sqm to 418 sqm per office. However, they can also be combined into a single open space of up to 810 sqm by opening or removing the partition. Level 2 remains undivided and is rented as a single 762 sqm space.

What level of finish do the offices have?

Accepted Answer

The offices are delivered fully serviced with all mechanical and electrical installations in place, including lighting, air conditioning, ventilation, and raised flooring with tiles already laid. Floor boxes, power outlets, light switches, and AC controllers are intentionally not installed yet - these will be positioned and commissioned based on your final layout and desk positions at no additional cost to you. This ensures everything is placed exactly where you need it.

How flexible is the office layout and fit-out?

The offices are highly flexible. As one of our first tenants, you benefit from having floor boxes, switches, and AC controllers installed to match your exact layout - all included in the rent. If you require partitioning or other fit-out works that would remain attractive to future tenants, we can consider completing these ourselves and amortizing the cost into the rent, reducing your upfront investment while providing longer-term security.

What is the ceiling height, and is there a false ceiling?

Accepted Answer

The ceiling height from the finished floor level is 268 cm, and the ceilings are kept open for a modern, industrial look. All installations, including cassette A/C units, ventilation systems, LED light panels, and other fittings, are neatly arranged to maintain a clean aesthetic. The ceiling is spray-painted in grey, creating a contemporary and polished finish.

Are parking spaces available?

Parking spaces are available for rent in the very spacious and easily accessible underground parking facility at €1,500 per space per year. The number of spaces can be tailored to your needs.

What are the estimated common costs?

Accepted Answer

Since the Wembley Business Centre opened in early 2025, actual common costs are not yet available. However, given the new infrastructure and warranty coverage, we anticipate reasonable expenses despite the high standard, estimated at €25-40 per sqm/year for offices and €150 per parking space/year.

Question 7

What are the terms of the rental agreements?

Accepted Answer

We typically offer 3+2 year agreements (di fermo/di rispetto). This means the contract is binding for both parties for the first three years (di fermo), after which the tenant has the option to extend for an additional two years under the same conditions (di rispetto). The rent increases annually by 2.5% throughout the contract duration. We are open to discussing alternative structures based on your fit-out investment and lease duration requirements.
